Booking Policy

DEPOSIT AND CANCELLATION POLICY: A deposit equal to 50% of the total amount due is required at time of booking by Visa, MasterCard, American Express or Discover. Final payment is due 60 days prior to arrival for Winter Season (December 15 - April 14) and 30 days prior for the Summer Season (April 15 and December 14). If reservation is made within 60 days of arrival (30 days for Summer reservations), the total amount is due, in full, at the time of booking. If cancellation is made 60 days or more prior to arrival date (30 days or more for summer stays), a refund of the monies paid, less 10% of the total amount due will be made. Should notification be made within the 60 or 30-day cancellation period, the entire amount paid will be forfeited. Travel Insurance is available and can be purchased up to 14 days prior to arrival. Full Travel Insurance details and policy terms are listed within the attached “Welcome Packet.” Please contact First Choice Properties directly to add this to your reservation. FAILURE to pay balances on the stated due date will result in the automatic cancellation of the reservation, subject to the cancellation policies. 

DEPOSITS: All funds paid, including security deposits, shall be held in an interest bearing trust account, payable to First Choice Properties & Management. If any interest is earned, it is for the benefit of First Choice Properties & Management. 

CHECK-IN/CHECK-OUT TIMES: Check-in 4:00 p.m. Check-out 9:00 a.m. We ask that exceptions not be requested as these times allow for the adequate preparation of the property for same day guest arrivals. Charges will be incurred should you stay beyond this time. 

PAYMENT OF NIGHTS RESERVED: The guest is responsible for the payment of all nights reserved regardless of the guest’s actual arrival or departure. 

HOUSEKEEPING: Service is not included with stays of 6 nights or less. A midweek service is included for stays of 7 nights or more. Additional services are listed in the attached “Welcome Packet” and may be requested at an additional charge. Guest must call 24 hours in advance to arrange. 

SMOKING:SMOKING OF ANY KIND IS STRICTLY PROHIBITIED IN ALL PROPERTIES. A $500 fine will be enforced for any damages caused by smoking and any fees associated with the home or condo for services to bring unit back to original quality. 

PETS: NO PETS ARE ALLOWED IN ANY FIRST CHOICE PROPERTY UNIT. Any animal found in a house or condo will result in fee of $500 for deep cleaning. 

LONG DISTANCE PHONE CALLS: All long distance calls will be billed to the guest at cost plus a 25% surcharge. Local and 800 calls are free of charge. 

ENTRY OF PREMISES: Authorized repairmen or employees may enter the premises as necessary, for the purpose of repair, improvement, housekeeping, and management of the property. 

CHECK-IN: A credit card will be required to check in upon arrival. If arriving after the office is closed, please see the Snowmass Arrival information page attached. If additional security deposits are required, they will be returned 7 days after departure. Any additional charges may incur a 25% surcharge. 

KEYS: Please leave keys on the kitchen table or return to the office upon check-out which is 9am. There is a $150 charge for any key not returned for condo units, or $250 for unreturned house keys, in order to re-key the property. 

DAMAGES: Guest shall lease rental property in good working order. Guest is liable for any damages to the premises, including all household inventory and furnishings, which occur during the guests’ stay. Guest will be held responsible for intentional damage, theft, unauthorized pets, or any extensive cleaning which exceeds the amount of the departure cleaning fee, state ordinance, or laws. 

VACATION RENTAL DAMAGE PROTECTION: A $49.00 Vacation Rental Damage Protection Plan is offered and encouraged on all reservations. This Protection Plan covers unintentional damages to the rental unit interior that may occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed this amount will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to personal property of the unit as a result of inadvertent acts or omissions, the insurer will reimburse the lesser of the cost of repairs or replacement of the property, up to a maximum benefit of $3,000. Certain terms and conditions apply (full details available in attached “Welcome Packet.”) By submitting payment for this plan, you authorize CSA Travel Protection and Insurance Service to pay directly First Choice Properties & Management any amount payable under the terms and conditions of the Vacation Rental Damage. Guest MUST REPORT any damage to the property or its contents DURING YOUR STAY. 

CONDOMINIUM/HOME DISCLOSURE: It is expressly understood and agreed that the Owner of the property and/or Agent shall not be liable for damages or injury to the guest, invitees of the guest, or guest’s property for whatever causes arising from the occupancy of said property by the guest. 

PROPERTIES LISTED FOR SALE: The condominium or home you have reserved may be listed for sale. There is a possibility that you will be contacted to request a convenient time to show the property. First Choice Properties & Management is an agent for privately owned homes and condominiums. 

DISCLAIMER: First Choice Properties is an agent for privately owned homes and condominiums. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered; we must reserve the right to change accommodations up to and including the day of arrival. In the unlikely event that we are not able to provide accommodations without an increase in rent, the guest will have the option of paying the increased rent, or the reservation will be cancelled and all deposits will be refunded to the guest with no further rights or obligations between First Choice Properties and guest. Each individual property reflects the tastes and lifestyle of the individual owner. Although each property will be completely equipped for rental purposes we cannot accept responsibility for aesthetic conflicts. 

Upon receiving this agreement, acceptance of our terms and conditions has been acknowledged as well as the authorization for First Choice Properties & Management to charge the credit card that was provided at the time of the reservation for the full amount due according to deposit schedules specified. First Choice Properties & Management is also authorized to charge the credit card that was provided at the time of the reservation or at check-in for any and all charges resulting from damage and/or loss to unit inventory; damages to the unit/property itself; long distance phone, fax calls and cable charges; lost keys; deep cleaning fees due to pets, smoking, or any EXCESS cleaning beyond normal use of property.
